• Household income, down payment amount, monthly debts, and an interest rate assumption, if you use the buyer affordability calculator
• The area you're interested in, your timeline, and what kind of help you're looking for
• Any additional message you choose to share with us

Information collected automatically

Like most websites, our hosting and analytics tools automatically log some technical information when you visit, such as your general browser type, device type, approximate location derived from your IP address, the pages you view, and how you arrived at our site. We use this only in aggregate to understand site usage and troubleshoot problems, not to identify you individually.

2. How We Use Your Information

We use the information you provide to:

• Generate a preliminary home value or affordability estimate
• Respond to your inquiry or consultation request
• Contact you by phone, text, or email about your request
• Send you relevant market information, if you have not opted out

3. Automated Tools and Our Use of Artificial Intelligence

Our calculators are rule-based math, not AI

Our home value and affordability calculators apply standard, publicly known lending formulas and market data to the numbers you enter. They are not artificial intelligence, and they do not make, and are not used to make, any decision about your eligibility for housing or credit. Results are estimates only; a real evaluation always involves a licensed professional reviewing your specific situation.

AI-assisted content

Some written content on this site, such as guides, descriptions, and marketing copy, may be drafted or edited with the help of AI writing tools. A member of our team reviews this content for accuracy before it's published. AI-generated text can still contain errors or become outdated, so information on this site is a helpful starting point, not a substitute for speaking with us directly about your specific situation.

AI-assisted communications

We may use AI tools to help draft responses to common questions or to help organize incoming inquiries. Messages that go out under Silvia's or Fernando's name are reviewed by a person before or shortly after sending. We do not use AI to make the final decision on how your inquiry is handled.

No automated decision-making

We do not use AI to make, and AI does not make, any decision that produces a legal or similarly significant effect concerning you, including decisions about housing, credit, or loan eligibility. Those decisions are always made by a licensed professional.

4. Third-Party Service Providers

To operate this website, we rely on the following third-party services, each of which processes limited data on our behalf and maintains its own privacy policy, separate from ours:

• RentCast — processes the property address you submit to generate an automated home value estimate.
• The CRM Plus processes website requests, stores lead information for our team, and powers our listing search and valuation workflows.
• The CRM Plus and its infrastructure providers host this website and its CRM services.
• Alterra Home Loans — if you choose to start a loan application through a link on our site, you leave our website and interact directly with Alterra Home Loans, NMLS #133739, under their own privacy policy. We do not control and are not responsible for their data practices.

If we begin using additional tools in the future, such as advertising or analytics platforms, we will update this section to reflect that.

5. Cookies and Similar Technologies

Our hosting provider may use basic cookies or similar technologies necessary for the site to function. We do not currently use advertising or cross-site tracking cookies. If that changes, for example if we begin running ads on Meta or Google that use a tracking pixel, we will update this policy and describe the specific technology, what it collects, and how to opt out.

Most browsers let you block or delete cookies through their settings. Blocking cookies may affect how parts of this site function.

6. Your Privacy Choices

• Text messages: reply STOP to any text from us to opt out at any time.
• Email: use the unsubscribe link included in any marketing email.
• Do Not Sell or Share: we do not sell or share personal information for cross-context behavioral advertising. If your browser sends a Global Privacy Control (GPC) signal, we honor it as an opt-out request even though there is currently nothing being sold or shared.
• Access, correction, or deletion: contact us using the information at the bottom of this page.

7. Data Retention

We keep contact and communication information for as long as we have an active relationship with you, and for a reasonable period afterward in case you reach back out, unless you ask us to delete it sooner or the law requires us to keep it longer. When we delete your information at your request, we also ask our service providers to delete their copies, though backup systems may take a short additional time to fully clear.

This site links to third-party services, including social media pages and Alterra Home Loans' application portal. We are not responsible for the content or privacy practices of any site we don't operate. We encourage you to review the privacy policy of any third-party site before providing your information.

9. Data Security

We take reasonable measures to protect the information you share with us. However, no method of electronic transmission or storage is 100% secure, and we cannot guarantee absolute security.

10. Children's Privacy

Our services are not directed to, and are not intended for use by, anyone under the age of 18. We do not knowingly collect personal information from children. If we learn that we have collected information from a child under 18 without parental consent, we will delete it.

11. SMS Text Messaging Terms of Use

• Purpose: we use SMS to follow up on inquiries, confirm consultations, and share information you've requested.
• Opting out: reply STOP at any time to stop receiving texts. You'll get one confirmation message, then no further texts unless you opt back in.
• Help: reply HELP for assistance, or use the contact information below.
• Rates and frequency: message and data rates may apply. Message frequency varies based on your interactions with us. Carriers are not liable for delayed or undelivered messages.

12. Your California Privacy Rights (CCPA)

If you are a California resident, the California Consumer Privacy Act, as amended by the California Privacy Rights Act, gives you the following rights:

• Right to know what personal information we have collected, used, and disclosed about you in the past 12 months.
• Right to delete personal information we've collected from you, subject to certain exceptions.
• Right to correct inaccurate personal information we maintain about you.
• Right to opt out of the sale or sharing of personal information. We do not sell or share personal information, so there is currently nothing to opt out of, but you may still submit this request.
• Right to non-discrimination for exercising any of these rights.

In the preceding 12 months, the categories of personal information we've collected are: identifiers (name, email, phone, IP address), commercial information (property and financing preferences you enter into our tools), and internet activity (pages viewed on our site). We collect these directly from you and from the service providers listed in Section 4. We do not collect or knowingly retain the personal information of anyone under 18.

You, or an authorized agent acting on your behalf with written permission, may submit a request using the contact information at the bottom of this page. We will acknowledge your request within 10 business days and respond within 45 calendar days, or tell you if we need more time. We may need to verify your identity before completing certain requests.

13. Rights for Residents of Other U.S. States

If you live in a state with a comprehensive privacy law (including Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana, Florida, and others as they take effect), you may have similar rights to know, delete, correct, and opt out of certain uses of your personal information, subject to the terms of your state's law. To exercise these rights, contact us using the information below. We do not sell personal information or use it for targeted advertising or automated profiling that produces legal or similarly significant effects, so several of these opt-out rights currently have nothing to apply to, but we will still process any request you submit.
